Maintenance
All apartment homes will be thoroughly cleaned, inspected, and any necessary repairs will be completed to ensure a welcoming and comfortable space for your new home.
Yes, we have an on-site maintenance team to ensure that any issues are addressed quickly and efficiently.
In the event something in your apartment requires attention from our maintenance team, please log into the Habitat Home App to complete a service request. The Maintenance Team is onsite and available for routine requests from 9AM to 5PM Monday-Friday. After 5PM and on the weekends, the Service Team is available for EMERGENCY calls only.
Service Requests are completed in the order in which they are received (typically within 72 hours or less). All emergencies must be entered using the emergency line.
When submitting your service request, you have the option to allow permission to enter, request a phone call be made prior to entering, or require someone to be present when the service request is being completed.
Residents or occupants who lock themselves out of their apartment should contact the after-hours emergency phone line and follow the prompts. A valid state issued Photo-ID or Driver’s License will be required upon entry. A $75 lockout fee will also be charged to your account.
In the event that you wish to alter your apartment, you may do so, however know that residents are required to restore the apartment back to its original condition upon move-out. The outside surface of any draperies or additional window covering should be of a neutral color. No nailed, glued, or pasted seasonal decorations or any other items may be affixed to your apartment door.
Amenities
Enjoy upgraded amenities including a fitness center, business center, outdoor pool, and beautifully landscaped grounds with picnic and BBQ areas. Additional perks include a complimentary coffee station, bike racks, package receiving, concierge services, and gated access with night patrol. Plus, there's an on-site dry cleaner and hair salon for ultimate convenience.
The Pavilion offers a sparkling swimming pool and sun deck for our residents’ enjoyment during pool season, open from Memorial Day to Labor Day from 10am to 8pm.
Residents receive a reserved parking space through a gate-controlled entry ($50 monthly cost). There is also visitor parking available at varied rates, please visit the Concierge desk to get a parking pass.
Pavilion offers a 24 hour, on-site laundry center.
Pavilion is a Pet-Passionate and Pet-Responsible Apartment Community!
One-time fee (non-refundable): $350 per pet
Monthly rent for your furry friend: $30 per pet
2 pets per apartment are allowed with no weight limit. Breed restrictions apply and enrollment in Pet Screening is required for all pets.
While we don't have a pet park on-site, there are some great nearby parks where you and your pet can enjoy some outdoor time together!
All homes are provided an appliance package of a stove, refrigerator, and garbage disposal. Select studio, and all one and two bedroom homes have a dishwasher.
The Pavilion has partnered with CORT Furniture to offer you furnished apartment options! Style just one room or your whole apartment in just 48 hours for easy move-ins.

Any applicant is welcome to apply for any available home at our community, including corporations.
The Pavilion is happy to accept packages on our resident’s behalf if they’re not home at the time of delivery. You will receive notification of the package being accepted via the Habitat Home App. The Pavilion is not responsible for any lost or misplaced packages. Please feel free to see the door team to pick up your package between 7am – 9pm.
The Fitness Center is open daily from 5:00am to 11:00pm.
The Fitness Center includes both cardio equipment (treadmills, elipticals, rowing machine, spin bike), as well as strength training equipment like free-weights, and a functional training station.
We kindly ask that you be considerate of your neighbors when enjoying your home. Please refrain from creating excessive noise that may disturb the quiet enjoyment of those around you. If you have notified a neighbor of their excessive noise to no avail, please contact the management team via email notification with details at [email protected]. For after hours concerns, please contact Great Lakes Security Dispatch.

We gladly accept walk-ins, and you are also able to book a tour time that is best for your schedule directly on our website.
Our Management team is available in the office Monday through Friday from 9am to 6pm and Saturday from 10am to 4pm. Stop in and say hello!
You can submit your application for residency by visiting our website ThePavilionDetroit.com and click the apply now on the Floor Plans page.
Application screening can take up to 48 hours, but typically is instant once your identity has been verified.
In addition to your prorated Rent Charges, the following Mandatory Additional Fees (One-Time) are required:
- Application Fee: $100 per applicant
- Administration Fee: $300 per unit
- Surety Bond: Starting at $350 (non-refundable, based on approval level)
- Utility Account Setup Fee: $25 at move-in
- Resident Account Setup Fee: $25 at move-in
We welcome anyone interested in joining the community to apply for an available home.
The easiest way to pay your rent is online through your Resident Portal via Bilt. We also accept certified funds at our leasing office for rental payments.
Simply log into the Habitat Home App, register an account through BILT, upload payment through “my wallet”, and submit rent payments electronically.
Utilities and Other Fees Not Included in Base Rent:

Electricity: Varies based on usage, billed directly to your account via EIS.
Residents are required to hold an active renter’s insurance policy for the duration of their residency at Pavilion. Liability coverage must be no less than $300,000 per occurrence.
Heat and AC are included in your monthly rent.
Electric service is set up through EIS and paid to Pavilion with your rent each month via the portal. All other utilties are covered by the flat rate amount and you will be auto enrolled at move-in.
Each home is pre-wired for Xfinity service.

The Pavilion is located in the Lafayette Park neighborhood, close to Eastern Market, one of Detroit's most popular destinations for fresh produce, local goods, and events. Residents also enjoy quick access to downtown Detroit attractions, including cultural sites, dining, and entertainment options.
